A HAPPY TENANT RESULTS IN A HAPPY LANDLORD

No two properties are the same – and it is our job to advise you of how to maximise what you have. We work tirelessly to advise and recommend any upgrades, changes or improvements that a property would require in order that it can be rented – and achieve the maximum rental income that is expected.

Attracta Farrell Lettings and Management has a long list of happy clients, who have benefited from industry experience and professionalism. Each property is inspected and carefully catalogued – through the use of video and photographs. When ready, the property is then advertised and the selection process of suitable tenants begins.

We offer a management option with each property. Please contact the office for more details.

As a fully licenced property letting agency, we are in regular contact with the Services Regulatory Authority and the Property Residential Tenancy Board. To this end, we keep all our clients updated with changes that will affect them.

The property must be in a reasonable condition – ventilated, appliances working, heating means available, free from damp, structurally sound, electricity wired properly and pipes in good working order.

A meeting will be arranged with the property owner and one of our trained staff at the property. At that point an appraisal will be given, and realistic expectations of what either needs to be done to the property / or not; along with current market rates for rental income will be given.

We require all Landlords to fill out our Landlord Registration Form and sign our Engagement letter for the Sole Letting. If you are happy to proceed with our agency I will send these on in due course. A copy of BER Cert is also required for all rentals.

We aim for maximum exposure of your property through a variety of channels. Our marketing team tailor a strategy to what will actually work for your property and your budget. Your property will be made available to our current database of both past and present tenants. Your property will also be listed on the main property websites – such as Daft.ie for example. Advertising can also be done through a variety of press channels – online and in printed format if required. It will also gain exposure through our own social media channels – at no extra cost to you.

We have a process in place for screening tenants that is both sensitive and effective. The process involves strict follow up on all references received, along with financial referencing. These documents often get overlooked. However, to date we have secured the correct tenants to the correct properties as a result and are proud of our record.

  • Register with the Residential Tenancies Board (RTB)
  • Charges in excess of the agreed sum must not be made
  • Premises must be maintained both inside and out as set out in the tenancy agreement
  • Any repairs that a tenant makes must be reimbursed by the landlord
  • Any third parties nominated to deal on behalf of the landlord must be provided to the tenant
  • Tenants must be allowed to enjoy the property without interference
  • Tenants must be made aware of their obligations and agree to comply prior to occupation
  • Any deposit received must be returned (unless a forfeit has occurred or damage to the property incurred
  • Tenants must be served with a notice of termination that is valid

Let Only

Wexford Town: 7% of annual rent + VAT

Outside of Wexford Town: 8% of annual rent + VAT

We advise Landlords to register the tenant’s with the RTB and to carry out inspections on your property 3/4 times a year.

Tenants will pay you directly the rent every month.

We carry out Inspections on the property throughout the year and report back to you the Landlord.

Any issues with the property the Tenant’s will contact us directly and we will arrange any work needed to be done as necessary. We have all fully qualified and licensed contractors working alongside us.

Tenants will pay you directly the rent every month.
